When people think about Portland real estate, neighborhoods like Alberta, Sellwood, and Laurelhurst usually get most of the attention. But if you’re looking on Portland’s west side, there are three neighborhoods that consistently stand out for very different reasons.
Whether you want to walk to coffee shops and restaurants, live steps from downtown, or wake up surrounded by trees with million-dollar views, Portland’s west side has something for you.
Today we’re looking at three of the most desirable west side neighborhoods:
- Northwest District
- Goose Hollow
- Forest Heights
Each offers a completely different lifestyle, which is exactly why buyers continue to be drawn to them year after year.
1. Northwest District: Portland’s Walkability Champion

If someone asked me to describe Portland in one neighborhood, Northwest District would probably be my answer.
Often referred to as Nob Hill by locals, the Northwest District blends historic Portland charm with some of the most walkable streets in the entire city. Victorian homes, classic apartment buildings, local boutiques, coffee shops, breweries, and restaurants line Northwest 23rd and Northwest 21st Avenue, creating an atmosphere that’s difficult to replicate anywhere else in the metro area.
This is the neighborhood for people who want to park the car on Friday and not touch it again until Monday. Or maybe not even own a car at all!
Residents enjoy easy access to:
- NW 23rd Avenue shopping and dining
- Washington Park
- Forest Park
- The Pearl District
- Downtown Portland
- Public transportation
The neighborhood strikes a rare balance between urban living and outdoor recreation. One minute you’re grabbing brunch, and twenty minutes later you’re hiking among towering Douglas firs in Forest Park.
Northwest District Market Snapshot
Over the past 12 months:
- Average Sale Price: $618,067
- Average Price Per Square Foot: $359
- Average Days on Market: 94
- Sale-to-List Price Ratio: 96.68%
These numbers reflect a neighborhood where buyers are willing to pay a premium for location, walkability, and lifestyle. While homes may spend a little longer on the market than some suburban areas, demand remains strong because there simply aren’t many places in Portland that offer this combination of convenience and character.
2. Goose Hollow: Historic Charm with Unmatched Convenience

Goose Hollow is one of Portland’s oldest neighborhoods, with roots dating back to the city’s earliest days. Long before Portland became the city we know today, this area was home to some of the first commercial activity in the region. The neighborhood has evolved dramatically over the years, but it still retains much of its historic character.
Today, Goose Hollow offers something unique: downtown convenience without feeling completely downtown.
The neighborhood sits just west of the city center and provides exceptional access to:
- Providence Park
- Downtown Portland
- Portland State University
- Washington Park
- MAX Light Rail
- Highway 26
For sports fans, living near Providence Park means you’re never far from a Timbers or Thorns match. For commuters, the MAX stations provide easy access throughout the metro area.
What really makes Goose Hollow special, though, is its blend of architectural styles. Historic homes sit alongside modern condominiums and apartment buildings, creating a neighborhood that appeals to everyone from first-time buyers to long-time Portland residents.
Goose Hollow Market Snapshot
Over the past 12 months:
- Average Sale Price: $382,834
- Average Price Per Square Foot: $292
- Average Days on Market: 80
- Sale-to-List Price Ratio: 93.12%
Of the three neighborhoods on this list, Goose Hollow offers the most affordable entry point. Buyers who want an urban lifestyle, access to transit, and proximity to downtown often find tremendous value here compared to other central Portland neighborhoods.
3. Forest Heights: Luxury Living Above the City

If Northwest District is urban Portland and Goose Hollow is historic Portland, Forest Heights is suburban Portland at its absolute best.
Perched high in the West Hills, Forest Heights is a master-planned community known for luxury homes, tree-lined streets, excellent schools, and an incredible sense of privacy. The neighborhood was intentionally designed around preserving green space, resulting in a community where nature is woven into everyday life.
One of the biggest draws for buyers is the balance between tranquility and convenience.
Living in Forest Heights means:
- Quiet residential streets
- Extensive walking trails
- Large homes and lots
- Incredible city and valley views
- Access to top-rated schools
- A short drive to downtown Portland
The community includes miles of trails, parks, and preserved natural areas. In fact, a significant portion of the neighborhood was set aside for open space and recreation.
For many families, Forest Heights feels like an escape from the city while still being close enough to enjoy everything Portland has to offer.
Forest Heights Market Snapshot
Over the past 12 months:
- Average Sale Price: $1,194,642
- Average Price Per Square Foot: $335
- Average Days on Market: 84
- Sale-to-List Price Ratio: 97.2%
Forest Heights clearly represents the luxury segment of Portland’s west side market. Interestingly, while it has the highest average home price of the three neighborhoods, its price per square foot remains competitive thanks to the larger homes commonly found throughout the community.
Which West Side Neighborhood Is Right for You?
The answer depends entirely on your lifestyle.
If you want coffee shops, restaurants, nightlife, and walkability, Northwest District is tough to beat.
If you want historic character, transit access, and proximity to downtown at a more approachable price point, Goose Hollow deserves a serious look.
If you want space, views, excellent schools, and a peaceful setting surrounded by nature, Forest Heights may be exactly what you’re looking for.
That’s one of the things I love about Portland. You can drive a few minutes and feel like you’re in a completely different city.
The west side offers everything from urban condos to luxury hillside estates, and there truly is a neighborhood for every lifestyle and budget.
