Alright, friends — it’s that time again. The 4th of July is here, and if you’re anything like me, you’re gearing up for burgers, dogs, fireworks, and maybe a cold one (or three). I’m actually planning to drive my old 1954 Chevy Truck in my neighborhood parade this year. Because nothing says freedom quite like an oil-leaking piece of Americana rolling down the street with a flag in the bed. Plus, how cool is it that my neighborhood has an annual 4th of July parade?!

I’m a proud American. Does that mean I think everything about this country is perfect? Hell no. Like any nation, we’ve got a complicated history. But America still offers opportunities that are hard to find anywhere else, and the fact that so many people still want to come here says something. If this place was truly a horrific wasteland of racists and fascists, we’d be begging people to stay, not trying to manage so many folks wanting in. So let’s raise a glass, can, or red solo cup to this crazy, beautiful, flawed country that somehow, for better or worse, holds it all together.
And while you’re out there enjoying the 4th, maybe you’ll have a second to think about the freedom of the real estate market too. Look, there are pros and cons in every market cycle. When rates are dirt cheap, sellers rule the world, and buyers are left offering a chunk of their soul plus $100K over list just to get a house. When the market cools off, it’s the buyers who get the power — more homes to choose from, better negotiations — but sellers might sit on the market longer or face a reality check on price.
If you’re trying to buy and sell at the same time, remember this: most markets have a funny way of balancing out. Sell high and buy high, or sell low and buy low — it usually evens out. That’s why the right time to make a move isn’t about market conditions alone; it’s about your situation and your goals. Are you ready to move on? Ready for more space? Downsizing? That’s what truly matters.
So as you toast to fireworks and freedom this week, remember — in real estate, just like in America, there’s never a perfect moment. There’s just your moment. And that might be all you need.
Happy 4th of July, friends. Stay safe, stay grateful, and let freedom ring.
