In real estate, there’s no shortage of agents who are more interested in closing a deal than actually giving clients the best advice. It’s a world filled with scripts, gimmicks, and, let’s be honest, some straight-up BS. But that’s not my style. One of my favorite quotes is: “I’d rather be honest than impressive.” And let’s be real, impressing people with fake promises never leads to lasting relationships. So let’s talk about the top three lies some realtors tell, and why I refuse to play that game.
Lie #1: “nOw Is ThE pErFeCt TiMe To BuY (oR sElL)!”
You’ve heard it before. Every season, every market condition, every economic shift, no matter the market, no matter the interest rates, no matter what’s happening in the world, some agents will always tell you, “There has never been a better time to buy (or sell)!” Why? Because their paycheck depends on it.
Here’s the truth: The right time to buy or sell is different for you than it is for someone else. I don’t push people into decisions just to close a deal. If selling your home isn’t in your best financial interest, I’ll tell you. If waiting six months will put you in a stronger position to buy, I’ll be honest about that too. I want long-term clients, not one-and-done transactions.
Lie #2: “I hAvE mUlTiPlE bUyErS LiNeD uP fOr YoUr HoMe!”
Oh really? You have a ton of buyers? All of them magically looking for a home in my exact neighborhood, at my exact price point? Fascinating. This is a classic bait tactic agents use to lure sellers into listing their homes. Some agents will claim they already have buyers just waiting for a home like yours, hoping to get you to sign a listing agreement on the spot.
In reality, if those buyers were real, your home would already be sold. Or at least you’d have an offer to go along with those claims. Do I have buyers? Yes. But am I going to pretend I have 15 people specifically waiting for your house? No, because that’s called BS, and I don’t do that. The truth is, I do have a network of potential buyers, but I won’t promise you an instant sale unless I have a legitimate offer in hand and/or a pre-approval letter. My strategy is to market your home properly, price it right, and attract real buyers from within as well as outside of my own network, not to make empty promises.
Lie #3: “tHiS hOuSe WilL dEfInItElY gO uP iN vAlUe!”
Predicting the future is a bold move, and unless your agent has a crystal ball, no one can guarantee that any home will appreciate at a certain rate. With the exception of a few outliers, real estate is a long game, and while I can provide market trends, comparable sales, and my best analysis, I won’t pretend to be a fortune teller.
Instead of hyping up false guarantees, I focus on helping you make an informed decision based on solid data, and more importantly, your long-term goals.
Why I Do Things Differently
I pride myself on honesty, integrity, and making the process of buying and selling as fun and smooth as possible. I enjoy getting to know my clients and giving them the best possible guidance. If you’re looking for an agent who will tell you what you want to hear instead of what you need to hear, I’m not your guy. But if you want real advice, straightforward answers, and an agent who actually cares about what’s best for you, not just the next commission check, let’s talk. My goal is to be your real estate agent for life, not just for one deal. And the only way I’ll get there is by telling it like it is.
And if you catch me telling a little white lie, it’s probably just about how “adorable” your cat is, even if it just swiped at me. Some lies are worth telling. 😉
